5 Musts you need to know before you rent a flat in Prague

1 Never give money before viewing the apartment you want to rent. Scammers ask for deposits to show the properties claiming ridiculous stories and you will never see the property, or the person or your money again.

2 Keep in mind that in Prague the lease amount for a property is divided in two concepts: rent and utilities. The utilities usually include water, garbage collection, cleaning and maintenance of common ares and electricity. You must be aware of the total amount you will pay monthly including utilities and all bills.

3 If you are from a country that doesn’t belong to the European Union most probably the immigration police will require from you the document <potvrzeni o ubytovani> or proof of accommodation. This document has to be signed and notarised by the owner of the property you are renting, not all owners are willing to provide it so if you need it, double check if the owner will give it to you before signing the lease contract.

4 Ask for an English translation of the contract before signing it or ask your trusted realtor to translate it verbally for you, make sure you are aware of all the terms and conditions before you sign.

5 Choose your realtor wisely, make sure it is a serious and trust worthy agency that will cover your back and follow up throughout the whole lease period providing assistance with any inconvenience you may encounter.

Play it safe! Do not risk! Rent with us!

Prague is one of the most beautiful cities in the world, it has a certain magic that captivates the heart and thoughts of visitors turning the visit for a few days into a fascinating stay of many years as in my personal case and many others that I’ve heard of.

Nevertheless unfortunately when it comes to home search in Prague there is a fraud going on for some months now and this is how it works: someone posts on fb or other platform a very nice apartment in an extremely convenient price, way under the real market value actually, when people contact the “owner” he always has a fantastic story for not being in the country either he had to go abroad for a family wedding, funeral, very sick parent, etc or that he lives abroad and just inherited the property and just wants to get it out of the way hence the cheap rent.

In all cases they ask for one month’s rent deposit “so they know that the client is serious” in order to send the keys with a courier to do the viewing assuring of course that if the client doesn’t like the apartment the courier will give the money back on spot.

Once people send the deposit (most of the times through Western Union) they never hear from the “landlord” or see their “deposit” again.

Hundreds of people have fallen for this scam here in Prague, they make their stories sound very convincing and people in good faith believe them.
